板倉さんの考えでいいと思います。英語のthere is/are ... 構文では、
...の部分には不定の名詞句がくるという規則があります。ですから、
「あの部屋にオークが一匹（一人？）いる！」は
There's an orc in that room!　はいいですが、
There's the orc in that room!　だと基本的にアウトです。

例外的にtheが来れるのは、例えば、列挙する時があります。
Eowyn: What's worth visiting in Minas Tirith?
Faramir: Well, there's the libaray, the big white tower, the fabulous
house where my dad used to live before he went cuckoo and burned
himself, and of course the famous hospital.

あと、名詞がその後、ofとかthat節によって限定される時もtheが付く事が
あります。
There's the problem of class in the Shire.
「 庄には階級の問題があります。」
これはof classによって限定されるので、problemにtheがついている訳です。

a/the は自分にとって bane なので、よく迷ってしまいます。
いろいろな具体例、参考になりました。

日本語の「てにおは」のようなものでしょうか。理屈で教わる
わけでなく経験で覚えるので、説明するとなると難しいんですね。
